Mr and Mrs Agarwal required the services of a local Hills-based renovations specialist company to quickly outwork the vision they had for their newly purchased Baulkham Hills property. As they were renting a nearby property they were keen to see some well-executed project management. They desired more kitchen cupboard space to store bulky food items, more sociable living areas and the possible creation of a his n’ hers walk-in robe.
Identify issues that the client may not have been aware of. The early discovery of leaking plumbing within the main bathroom not picked up by the pre-inspection report led to discovery of structural damage to timber-framed walls making an unscheduled bathroom renovation essential. The roof design was unconventional making many internal walls load-bearing. Kirribilli Homes immediately consulted their structural Engineer and initiated a positive “strategy meeting” with our client to effectively manage all the renovation elements within both their budget and their short lease period.
The collaborative efforts by Kirribilli Homes and structural Engineer culminated in the installation of structural beams to support the opening up of the main living areas. Building on the European laundry concept, the kitchen and laundry were creatively integrated with an under-counter front load washing machine, also allowing a generous pantry for bulky items to be provided, as well as a dedicated barista cupboard near the glass sliding door access to the al fresco area.
The internal bathrooms walls were defixed and reconstructed. The bathroom and ensuite were fully renovated. The client got their highly desired and customised walk-in-robe.
